We’re Buying Another House…

On Friday I mentioned that we put an offer on a house that I was (and am) really excited about. Well, we’re officially pending!

I’ve never really talked about houses that we’re in the process of buying before, mostly because I don’t want to jinx it. There’s always that risk that the sale could fall through. But this time around, I figured what the heck. You guys might (hopefully!) enjoy being part of the process from day one.

So let’s talk about this little house that I’m so excited about…

First and foremost, we’re buying this property as a rental. I know we’ve said that before and then moved in (like at Bryant and Dexter), but we have no intention of living in this house. Will it become an Airbnb or long-term rental? Not sure. But either way I think it’s going to be a great little property.

And speaking of little…this house is only 580sf. It needs a pretty substantial renovation, too: new kitchen, bathroom, interior doors, floors, ceilings, heating system, and just about everything else you can think of. But what this house lacks in size and modern amenities, it makes up for in charm. Honestly, we haven’t been this excited about a property in a long time!

And if you’re wondering why exactly we’re so excited, well there’s lots of reasons. It’s old. And the exterior is cute. The price is right (mid-100’s, pretty much unheard of around here) and we think it will be a good investment. It has an unfinished attic. And the house is situated well on the lot and with alley access. But one of the biggest draws is that our town allows the building of one ADU (accessory dwelling unit) per property. Ever since living in our own ADU at our first house, Garrett and I have dreamed about creating cottage-style rentals with a communal outdoor area, efficient (small) floor-plans, and all the charm in the world. This property feels like that dream.

If all goes smoothly, we’ll be closing later this month. In the meantime, we’re trying to catch our breaths and prioritize our ongoing projects at the Farmhouse. We weren’t exactly looking for another property (our kitchen wouldn’t be half demo’d if we were), but that’s how it always goes, right?!
