Our (Final?!) Floor Plans for the Hill House

THE HILL HOUSE

We wanted to start 2025 off with updated floor plans for the Hill House! When we last shared about this house, we thought we had the floor plans finalized. But then a few comments had us wondering if we could increase the function of the back hallway and what about that awkward closet in Daphne’s bedroom?! Well we’ve come up with updated floor plans that are full of beautiful moments, function, and compromise (as all good renovations and relationships are ;). Let me show you…

In case you’re confused by our homes, the Hill House is the property we bought when we sold the Farmhouse. We’ve been living in it for over a year now and will be moving out to start this renovation as soon as the Poplar Cottage is done. We’re really close on Poplar and I can’t wait to share progress on that cute house. But in the meantime, let’s talk Hill House plans…

The first floor

The main floor plan hasn’t changed much, but there are a couple of compromises we’ve made that we feel make for a better floor plan.

First, we’ve moved the primary bedroom access to the hallway rather than the living room. That just felt more private and easier access for any kids who get woken up in the night and need their parents. The laundry room got a pocket door (which is actually already there, but we decided to keep it) to keep sounds at a minimum. And we narrowed up the kitchen in order to make room for lockers in the back hallway. With three kids in numerous sports and way too many shoes, we can’t have too much storage by the back door!

We feel like this plan is relatively modest in terms of renovation scope, but these changes should really improve the house’s livability and flow!


Second Floor

For the upstairs, we’ve done our best to maximize the bathroom and bedroom spaces while also creating a moment of breathing room at the top of the stairs. Remember that the ceilings slope on the north side and we’ve added skylights along that roofline to capture daylight and hopefully catch some of the territorial views. The bedrooms are modest in size (between 100 and 120sf) but functional and well shaped for furniture.

The big change in this iteration of the floor plan is Daphne’s bedroom (bedroom 3). We’ve swapped her awkward closet for an ensuite bathroom. Yup, another bathroom! We’re up to 3.5 in this house and while we certainly don’t need it, our kids will love having it and it feels like an efficient use of the space. Plus we’ve been toying with the idea of sequencing the renovation to complete the upstairs first and then move our family back into this level while working on the downstairs. We’ll see how it goes, but that extra bathroom would certainly come in handy with all 5 of us bunking up here!
